Should You Replace Your Roof Before Installing Solar?

How Colorado homeowners can evaluate roof age, condition, repairs, and project timing before installing a rooftop solar system.

The short answer is: not always. A sound roof with substantial useful life may be ready for solar, while a roof that is nearing replacement can make the solar project more complicated and expensive later.

The right decision starts with the roof itself, not a universal age cutoff.

Why roof timing matters

Solar panels are intended to remain in place for years. If the roof needs replacement after the system is installed, the array may need to be removed and reinstalled so roofing work can proceed.

That does not mean every older roof must be replaced. It means the roof and solar timelines should be evaluated together.

The U.S. Department of Energy recommends confirming that a roof can support solar and notes that coordinating solar with a planned roof replacement can sometimes reduce duplicated work and cost.

Start with condition, not appearance

A roof can look acceptable from the ground and still need closer review. Before finalizing a solar design, ask about:

  • The roof's approximate age and expected remaining life
  • Active leaks, damaged decking, or recurring repair areas
  • The condition of shingles, membrane, flashing, and penetrations
  • Whether the structure can support the proposed system
  • Chimneys, vents, skylights, and other features that affect panel layout
  • Any planned addition or roof modification

A qualified solar installer can identify obvious concerns and design constraints. A roofer or structural professional may be needed when the condition or structure requires a more specialized opinion.

When replacing the roof first may make sense

Coordinating roof work before solar is worth considering when:

  1. The roof is already scheduled for replacement.
  2. Repairs would affect the areas planned for solar panels.
  3. The remaining roof life is much shorter than the expected life of the solar system.
  4. Existing vents or roof features need to move for a cleaner, more productive layout.
  5. Structural repairs or reinforcement are required.

Doing the work in the right order can avoid designing around a problem that will need to be corrected soon.

When the existing roof may be fine

A roof does not need to be new to receive solar. If it is in good condition, has reasonable remaining life, and can support the system, replacement may add cost without adding meaningful value.

The proposal should explain the basis for that conclusion. A confident answer should come from the actual roof condition and design, not a rule of thumb based only on age.

Roof responsibility should be clear before signing a solar agreement. Ask:

  • Who evaluates the roof before installation?
  • Are any repairs included in the proposal?
  • Who is responsible if an installation-related leak develops?
  • Does the installer perform the work or use subcontractors?
  • What workmanship coverage applies to roof penetrations?
  • What would removal and reinstallation involve if future roof work is needed?

The Department of Energy also recommends asking installers who is responsible if the roof is damaged or a leak develops.

Coordinate the solar layout with the roof plan

Roof work can create an opportunity to improve the solar layout. Vents may be relocated where appropriate, damaged sections can be corrected, and attachment areas can be prepared before panels are installed.

The solar and roofing teams should work from the same plan. The goal is not merely to fit panels on the available surface. It is to create a durable roof and solar system that can perform together.

Make the decision before final pricing

A proposal that assumes the roof is ready can change if repairs are discovered later. Resolve known roof questions before comparing final solar prices.

For Colorado homeowners, a practical sequence is:

  1. Review roof age and repair history.
  2. Complete an on-site roof and solar assessment.
  3. Get a roofing opinion if condition or structure is uncertain.
  4. Decide whether roof work should happen before or with solar.
  5. Finalize the array layout, equipment, scope, and price.

The bottom line

Do not replace a serviceable roof simply because you are considering solar. Do not install a long-term solar system over a roof that is likely to require major work soon.

Evaluate both systems together, document the assumptions, and choose the sequence that reduces future disruption.
