The challenge
A commercial real estate owner in Golden had two goals for a multi-tenant office property: lower electricity costs for the tenants, and a new income stream from the building itself.
The roof was the hurdle. Its black EPDM membrane was covered in large ballast rock, and all of it had to be moved before a single panel could go down.
The solution
Discovery designed and installed a 1.2 MW array built with domestically produced Mission Solar panels.
- Crews moved the large ballast rock and prepared the black EPDM roof so the array could be laid directly on the roof surface.
- The system is installed and metered for each individual unit, so every tenant receives solar electricity at a discount.
- The project uses Xcel Energy's renewable energy credit purchase program for additional savings and revenue.
The results
The array produces roughly 1,740 MWh of electricity each year.
Tenants pay less for their power. The owner earns income from electricity the roof now produces, plus added savings and revenue through Xcel's renewable energy credit program. One system delivers value to everyone in the building.
